  • Elevation: 
    • Additional  P  800 per added  0.2 meter increase in elevation per linear meter of wall.
  • CHB5 Exterior wall, CHB4 interior walls, semi- smooth to smooth cement plaster finish, painted.  Painted base board for interior walls.
  • Firewall water proofing:  Boysen flexi bond treated  firewall, Boysen Elastomeric paint finish.
  • Standard structural design.  All steel materials are of commercial grade.
  • Verify elevation  from road to alley road to  to ground floor.  Shall follow natural terrain.
  • 2.8 meters floor to floor height  and 2.5 meters second floor to ceiling level.

  • FREE only  fence:    

CHB 4 concrete fence, fine rough cement plaster finish and painted on inside portion only, no paint no cement finish on the outside portion, except on side fronting road.  No electrical lines provisions.

Materials for steel grills on concrete fence  maybe any of the  ffg:                     

1.   Pointed 1x1in. x 1/8 inch thick angle bars

  1. Tubular steel  3/4x 3/4 in. x 1.2 mm  thickness,    no pointed ends or arrows

 

Fence shall be provided only on lot sides with no existing fence or wall.  Total fence height : combined CHB wall and steel grills shall be maximum of 2 meters, measured from lowest side portion of the fence.

Note:  The Seller shall implement materials choice no. 1 ( applicable for  fence & gate) in case of no design choice were given by the  Buyer in the time of ordering of materials.  The Seller-Builder is not responsible of informing  the Buyer.

 

  • FREE only gate, up to 5 meter length, maximum of 2 meters high, 2 panels with  built in pedestrian gate,

 cylindrical hinges.   Gate materials maybe any of the ffg only:

  1.    Pointed 1 x1 in. x 1/8 inch thick angle bars, 1 ½ in schedule. 40 BI pipe frame.

  1. Tubular steel  ¾ x ¾  in. x 1.2 mm  thickness,  2x3 in x 1.5 mm frame, no pointed ends or arrows.

  • Lot Terrain:  In cases where  lot level is lower than the road level, ground floor elevation shall follow atleast 0.4 meter elevation from gutter level to ground floor level.  Vacant portion of the lot on the  side  or back  of the house shall follow natural ground terrain of the area, only excess soil from excavation may be used as fill.
  • If lot level is above the road, house elevation shall follow lot terrain.
  • Lot  filling (panambak) and related expenses  if  Buyer’s request is at his own account.
    • Installation of lighting and other electrical fixtures such as water heater, tv rack, door bell, air con unit, curtain rods, shower enclosure, fire escape, etc.  are not included.    
    • Pest control related cost is not included.
      • Buyer may choose all paint colors including wood stain.  maximum of 3 colors only per  area of house: Exterior, Interior ground floor to stairs area and family hall, bedrooms.  
      • All paints by Boysen or Davies or approved equal.
        • Add P30,000 for additional  bedroom , P45,000 for additional TB within the original floor area.
        • Cost of additional  TB only if outside of the original floor area  is P75,000.
          • P19,000 per sqm of added floor area.  Added T&B or bedrooms may affect final costing.
          • Buyer may supply selected  parts or materials, subject for approval by the Seller, If so, Seller shall refund cost of standard materials that were replaced.
          • Meralco and Maynilad connection fees and related costs are not included in the selling price.
          • Site development such as land escaping or concreting of other open lot areas are not included.
            • Additional P1,900 per sqm of additional plain concreted open yard  space, 4 inch thickness, smooth finish, P2,500 if with tiles 12x12 or 16x16 in. ceramic.
            • Other additional works outside of the standard design and specifications are subject for costing and payment agreement prior to implementation.
            • Other workers or contractors contracted by other than the Seller are not allowed to work inside the premises until the unit is accepted by the new owner.

    • Particulars :
    1. Minimum Engagement fee (or Reservation fee) is P50,000, this amount is including payment for the Architect’s design (Floor plan and Artist’s perspective views), and is valid up to 30 days to which the final design must be decided.  This Engagement fee is deductible from the final contract price, but shall be forfeited if no decision were made within 30 days.
    2. Cost of Blue prints for Building permits, cost of Building permits and other related expenses, such as Brgy. Clearance and Home owners fees are to the account of the Client.
    3. Construction bonds are to the account of the Client, however, un refunded bonds shall be to the account of the Contractor if the cause of forfeiture is initiated by the Contractor.
    4. Subdivision gate entrance fees are to the account of the Client.
    1. Up to 5 sqm. of decorative Rustic tiles.  Additional P2,000 per sqm in excess of 5 sqm.
    2. Client may choose all tiles and selected materials from in-house Tile Center Showroom, Atherton Street, North Fairview, QC. (Besides McDo Atherton) Tel. 0998-8400377 Tess Nana.
    3. Installation of owner supplied materials particularly lock sets, faucets, lighting and other electrical fixtures such as water heater, doorbell, air con unit; tv rack, curtain rods, shower enclosure, fire escape, etc.  are not included. 
    4.  Pest control related cost such as soil treatment, etc., are not included.
    5. Buyer may choose all paint colors including wood stain.  Maximum of 3 colors only per area of house: Exterior, Interior ground floor to stairs area and family hall, bedrooms.  (Example: bedroom: 1. Wall 2. Ceiling 3. Baseboard)
    6. All paints by Boysen or Davies or approved equal.
    7. Cost of additional T&B only if outside of the original floor (100sqm) area is P75,000.
    8. P19,000 per sqm of added floor area. 
    9. For bigger floor areas, actual numbers of bedrooms and T&B, and other areas may affect final costing.
    10. Client may supply selected parts or materials, subject for approval by the Contractor, in such an event the Contractor shall refund the cost of standard materials that were replaced, based on the updated Transfer cost.   Refund may be deducted from the final payment.
    11. Meralco and Maynilad connection fees and related expenses are not included.  Construction of Meralco pole is also not included.
    12. Site development such as land escaping or concreting of open lot spaces are not included.
    13. Additional P1,900 per sqm of additional concreted open yard  space, 4 inch thickness, smooth finish, P2,500 if with tiles 12x12 or 16x16 in. ceramic.
      1. Steel  gate is not included and is subject for final design and costing:  Cost of steel  gate, 2 meter high, 2 panels 1x1in  x1.2 mm thickness tubular,  with BI sheet ga. 18, 2x3 in x 1.5 mm 1x1 frames , cylindrical hinges is P6,000.00/ linear meter.    All painted and with built in pedestrian service door.                     Add P8,500 for separate pedestrian service gate.
      2. Other additional works outside of the standard design and specifications are subject for costing and payment agreement prior to implementation.
      3. Assumption is that street drainage is readily available immediately adjacent  the lot , Otherwise cost of tapping to nearest point is subject for design and costing. 
        1. Cost of any demolition and disposal of old structures and tree cutting is not included.  
        2. Construction period may vary depending on the actual design and size of the house.
        3. 6 months warranty against inherent defects.  See Terms and Conditions on Construction and Warranty.
    1. Cost of consumption of Electricity and water during the construction is to the account of the Contractor.
    2. Costing is applicable for flat leveled lot only.  Separate costing for other site development such as ground filling (panambak) or land cutting (bawas lupa) and hauling.   Elevated and sunken position of the lot may affect the costing.
    1. Construction of fence and gate is not included and is subject for final design :  Cost of standard concrete fence  using CHB 4  with fine rough cement plaster finish, painted, steel arrows or pointed 1x1 angle bars steel  arrows up to total of 2 meter high is P5,500 per linear meter.
